Who is liable?

As rental agent we are liable to provide the following:
- written confirmation of your booking.
- information on where to get keys for your house well in advance, but not necessarily more
than 30 days before confirmed arrival.
- cottage/apartment as described
- that you will be informed of all valid changes in your booking
- that you have disposal of the cottage/apartment from 16.00 on arrival day to 12.00 on departure day unless agreed otherwise. If you are not satisfied with your accomodation, please contact us. Read more about this below.
When is my booking conclusive?
Both parties are bound by the rental contract as soon as we confirm the booking and reservation fee (or full rent) is payed.
When do I pay?
If you have booked earlier that 40 days in advance, reservation fee is 20% of full rent. Reservation fee must be paid within 10 days from dispatch of confirmation from us. Reservation fee is deducted from total rent. Remaining rent must be paid no later that 28 days before arrival. If reservation is made later that 28 days before arrival, full rent must be paid within 10 days.
What happens if I do not pay in time?
If reservation fee is not recieved in time we have the right to cancel your booking. If you do not pay the rent it will be considered a cancellation and cancellation rules will be applied.
What happens if I want to cancel my reservation?
Cancellation can be made by calling us or in writing. Cancellation is not valid if made to anyone else or made to cottage/apartment. We are obliged to confirm your cancellation in writing if requested. If cancellation is made earlier than 40 days before arrival no fee will be charged. If cancellation is made 40-28 days before arrival a cancellation fee of SEK 500 will be charged. If cancellation is made less than 28 days before arrival, 90% of rent will be charged unless we can rerent the cottage/apartment to another guest, in case you will be repaid the total rent with a deduction of a SEK 500 cancellation fee.
What if something happens to me?
You can buy a voluntary cancellation insurance to avoid cancellation costs. The insurance fee is SEK 200/cottage/apartment and ensures the possibility to, under certain circumstances, cancel your booking up to the day before arrival. If total rent is SEK 1.500 or less, the cancellation insurance fee is SEK 150.
Cancellation insurance is valid under the following circumstances, not known at the time of booking:
a) death, illness or serious accidents that befall you/ your spouse/ your family or travel-companion.
b) drafting to military service or civil defense service
c) other serious incidents beyond your control, not possible to foresee at the time of your booking, making it unreasonable for you to fulfill your reservation, including fire or flooding of your home. Impediment must be proven with certificate from doctor, official authority or insurance company. Certificate must be sent to us as soon as possible, preferably within a week from booking. Cancellation insurance fee will not be repaid upon cancellation.
What are my rights?
If we cannot provide you with the reserved cottage/apartment, in promised condition or at the agreed time and cannot provide you with other, similar, accomodation that we can agree upon, you have the right to cancel your booking without charge. We are obliged to repay all our charged fees and reimburse your certified an
reasonable extra costs, with a deduction of the use you have had of the rented cottage/apartment. As an alternative to cancellation you can request a reduction of the rent. Please place any complaints as soon as possible, preferably within 3 days after arrival. Problems arising during your stay must be reported immediately, making it easier for us to correct.
You have the right to transfer your booking to another guest and we must accept this unless we have valid reasons not to. If you want to make a transfer of your booking to another guest you must inform us before arrival and we will charge an rebooking fee of SEK 200.
What are my obligations?
You must take care of the cottage/apartment and follow given rules and instructions. You are responsible for all damage inflicted on the property and the inventory, caused by carelessness from you or your travel companions.
You are not allowed to use the cottage for other purpose than agreed upon at booking
( normally leisure purposes) and you are not allowed to let more persons stay in the cottage/apartment than agreed upon at booking.
The cottage/apartment must be well cleaned before departure. A cleaning fee will be charged if cleaning is not properly executed.
A cleaning depository fee may be charged on arrival and will be repaid on departure, after inspection of the rented cottage/apartment.
War, nature disasters, strike and more!
Both parties are free to cancel the rental contract if the accomodation cannot be provided due to acts of war, nature disasters, labour-market conflicts, durable interruptions of water- or energy supplies, fire or other major incidents that cannot be foreseen or controlled by either of the rental parties.
We are, in these cases, obliged to, as soon as possible, repay all fees, with a deduction of the use you may have had of the accomodation.
What if we disagree?
Please contact us immediately in cases of complaints. Remember that your possibilities of satisfaction can be decreased if you delay your complaints. If we cannot agree, you can turn to Allmänna Reklamationsnämnden, an organization consisting of an unpartial chairman and representatives from travel agencies and consumers. Consumer guidance offices in your home county may also be of assistance.
Special terms for rental of cottages and apartments
Listed in price-list. OBS! Exceptions may occur for certain rental objects. Check price-list and rental
Includes costs for heating and light, if not stated otherwise.
Price on confirmation is valid. Exception to this may be in case of changed taxation beyond our control.
In not otherwise stated, the cottage/apartment is furnished for self-catering with hot & cold water, el. heating or central heating, el. stove, el. lighting, refrigerator, shower and WC. Bed linen, towels or fire-wood is not included. The accomodation may not be used by more persons that stated in rental contract.
Pets are not allowed unless permitted by Hovfjället AB and confirmed in rental documents.
A necessary condition for consideration of complaints is that these are reported to the reception or directly to Hovfjället AB. This must be done within 48 hours from the occurrence of the problem. If correction on site cannot be provided, a written complaint must be sent to Hovfjället AB within 14 days after departure.
